This is the neighborhood where patience and a great view still pay off.

Port St. Joe

Port St. Joe carried the volume this week with 6 closings, more than any other area, ranging from $309,900 to $614,000 and averaging $382,117. With 95 active listings and 5 under contract, Port St. Joe remains the coast's most approachable entry point, the place where working families and first-time coastal buyers are actually finding something they can afford.

St. Joe Beach & Mexico Beach

The St. Joe Beach and Mexico Beach corridor matched Port St. Joe's pace with 6 homes sold, priced between $420,000 and $615,000 for an average of $509,697. This stretch also carries the deepest bench of active inventory on the coast at 261 listings, with 10 currently under contract. Locals know the drill here: rebuilding, remodeling, and a slow steady march of new buyers who fell for Mexico Beach years ago and finally made the move.

St. George Island is where the money moved this week. 5 homes closed, ranging from $718,000 up to that $1,574,120 showstopper, for an average sold price of $1,103,424, the highest average of any area on the coast. Vacant land moved slower this week, which tracks with a holiday stretch when most people are thinking about the beach, not the buildable lot next to it. 6 parcels sold coast-wide: 2 on Cape San Blas averaging $482,500, 1 in Port St. Joe at $192,500, 1 in the St. Joe Beach/Mexico Beach area at $145,000, and 2 on St. George Island averaging $407,500. Land sold prices ranged from $145,000 to $800,000 coast-wide, with an overall average near $352,917. Active land inventory remains substantial at 398 total lots, a reminder that this coast still has room to build for buyers willing to plan ahead rather than move in tomorrow.

Port St. Joe is turning listings into closings at a healthy clip and staying the most affordable option. St. George Island is proving that strong pricing and a good location still draw buyers willing to pay a premium, holiday week or otherwise. Cape San Blas sits quieter in volume but not in value, one sale this week carried more weight in dollars than most areas managed with six.
