Summer Opens Strong on the Forgotten Coast as St. Joe Beach and Mexico Beach Lead the Charge

Summer is here in every way that counts. The trucks are loaded and the short-term rentals are full. The real estate market wrapped up the week of June 15–21 with the kind of activity that tells you demand is still real, even in a higher-rate world. Sixteen homes closed across the four major market areas, the coast-wide inventory edged above 620 active residential listings, and buyers quietly nudged 19 properties under contract. Not a breakout week, but a steady one. 

What is the Forgotten Coast real estate market doing this week?
For the week of June 15–21, 2026, the Forgotten Coast recorded 16 residential closings and 3 land sales across Port St. Joe, Cape San Blas, St. Joe Beach, Mexico Beach, and St. George Island. Active residential inventory stands at 620 listings coast-wide, with 8.9 months of supply.  This is a buyer's market by the numbers, though well-priced homes are still closing. The broad price range, from $289,900 to $3,050,000, captures just how varied this coast really is.

Coast-wide, 16 homes closed this week with a weighted average sale price of $930,650, pulled higher by some premium closings in the $900,000-plus range on St. George Island and the west end of the corridor. The low end of the range, $289,900, came out of Port St. Joe, where move-in-ready homes at that price point are still the best value story on the coast. At 8.9 months of supply, the market remains in buyer's territory overall, but that headline number obscures some meaningful differences at the area level. Port St. Joe and St. Joe Beach/Mexico Beach are running considerably tighter than the coast-wide average. Buyers working those markets should not assume they have unlimited time.

Three closings. Three properties with a range of $289,900 to $349,900 and an average of $319,900. Port St. Joe keeps doing what it does best: delivering real transaction volume at attainable price points. With 100 active listings and 3 under contract, the projected monthly sales pace of roughly 13 closings puts months of supply at just 7.7 which is the tightest reading on the coast this week. For buyers who have been watching from the sidelines waiting for prices to soften, this area is worth a closer look before summer traffic picks up even more. Sellers in Port St. Joe are in the best position right now of any area covered in this report.

Cape San Blas / South Gulf

Two closings this week at $380,000 and $1,350,000 with an average of $865,000 that illustrates the wide band Cape San Blas covers. Gulf-front vacation rental inventory, legacy family properties, and newer construction all compete in the same MLS area, which is part of why the numbers can swing so dramatically week to week. With 144 active residential listings and only 2 under contract, the projected supply sits at 16.6 months. That is a buyer's market with room to negotiate. If you are serious about Cape San Blas, summer is not a bad time to be in conversations.  There is inventory, and motivated sellers tend to be more flexible when they are watching similar homes sit.

St. Joe Beach / Mexico Beach

This is where the market week really came to life. Eight closings, the highest single-area total on the coast, with prices ranging from $350,000 all the way to $3,050,000 and an average of $968,838. Nine properties are under contract heading into next week. The 258 active listings here represent the deepest inventory pool on the coast, but with 8 closings in a single week, the absorption rate is working. Projected monthly sales of roughly 35 closings puts supply at 7.4 months. This is the tightest of any area this week when you account for the volume. The $3,050,000 high sale is a reminder that the Gulf-front luxury tier in this corridor is still active, even in summer. Mexico Beach and St. Joe Beach continue to be the broadest and most active stretch of this market.

St. George Island

Three closings on St. George Island, and none of them are modest. The range ran from $900,000 to $2,300,000 with an average of $1,483,333, the highest average sale price of any area this week by a wide margin. Five properties are under contract, which signals continued buyer intent in this market. With 118 active listings and a projected monthly pace of roughly 13 closings, supply comes in at 9.1 months. That is a measured buyer's market at the luxury level, which is about what you would expect given the price points involved. If you are a seller on the island, well-priced and well-presented still gets it done. If you are a buyer, there is selection and some room to negotiate, but the best inventory does not sit forever.

Vacant Land

The land market had a quiet but notable week. Three parcels closed in Cape San Blas at prices between $100,000 and $140,000, averaging $113,333 giving us solid movement for a corner of the market that can go weeks without any sales at all. Across the coast, 381 vacant land parcels are active, with 8 under contract. Port St. Joe, St. Joe Beach/Mexico Beach, and St. George Island all posted zero closings this week, but the 6 under contracts in the St. Joe Beach/Mexico Beach corridor suggest the next few weeks could be more active. The Cape San Blas sales signal continued interest in lot ownership for future builds, which tracks with the longer-term pattern of buyers acquiring land now and planning construction over the next one to two years.

What the Numbers Mean This Week

At 8.9 months of supply, the Forgotten Coast market reads as a buyer's market on paper, and in practical terms that is accurate for most of it. Buyers have options, and sellers who push pricing above what the comps support are sitting and waiting. That said, the areas with tighter supply, Port St. Joe at 7.7 months and St. Joe Beach/Mexico Beach at 7.4 months, are closer to balanced conditions than the coast-wide headline suggests. Well-priced properties in those corridors are still moving without extended days on market.

The broader price range this week, from $289,900 in Port St. Joe to $3,050,000 on the St. Joe Beach/Mexico Beach corridor, is a good reminder of what makes this coast unusual. You have move-in-ready starter homes within a few miles of seven-figure beach properties. The market does not behave as a monolith, and anyone trying to apply coast-wide averages to a single area or property type is going to get a distorted picture.
