And the real estate market does what a well-balanced summer market does: it moves at a measured pace, rewards the right price, and builds a pipeline that tells you where the next few weeks are headed.

For the week of June 22–28, 14 residential closings and 7 land sales closed across the coast. Active residential inventory holds at 633 listings, with 23 homes under contract. At the current pace, that's 10.4 months of supply which is buyer's market territory by any standard definition, though the story differs quite a bit depending on which community you're watching.

St. Joe Beach / Mexico Beach

This stretch of Highway 98 carried the week. 7 of the 14 residential closings came out of the St. Joe Beach and Mexico Beach corridor, with prices ranging from $274,900 to $1,250,000 and an average sale price of $660,354. That kind of spread tells you this isn't a one-dimensional market. Affordable Gulf-access properties and high-end beach homes are both trading here. With 267 active listings and 9 under contract, this area has the deepest inventory on the coast and a healthy pipeline to show for it. If you're a buyer who wants options, this is your hunting ground right now.

Port St. Joe

Port St. Joe didn't lead in closings this week, but it's building something. Three homes sold at prices from $289,900 to $544,000, averaging $394,600.  These are attainable numbers for this coast. More telling is the pipeline: 8 homes under contract is the highest of any area this week, which suggests Port St. Joe is going to show up strong in the next couple of reporting periods. With 97 active listings, inventory here is tighter than anywhere else on the coast. That combination of tighter supply and a full contract pipeline is worth paying attention to.

Cape San Blas / South Gulf

One closing. But it was a big one. The single sale that came out of Cape San Blas this week closed at $1,300,000, which tells you something about the caliber of property trading on the peninsula. Cape San Blas tends to move in its own rhythm: low volume, high stakes, serious buyers. With 149 active listings and 3 under contract, the inventory is there. Sellers who price right and have the patience this market requires are the ones who make it to the closing table.

St. George Island

St. George Island produced 3 closings this week with a price range of $300,000 to $1,450,000 and an average of $911,667 — the strongest average sale price of any area on the coast this week. That high-water mark of $1,450,000 reflects what island buyers already know: premier properties in this market still command real money even as overall inventory expands. There are 120 active listings and 3 under contract. Buyers have selection. Sellers at the right price are still closing.

Vacant Land

The land market had a solid week. Seven parcels sold coast-wide against 390 active land listings and 6 under contract. St. George Island and St. Joe Beach each accounted for 3 land closings, with St. George Island posting prices from $105,000 to $400,000 and an average of $205,000. St. Joe Beach land came in at an average of $188,333 on sales ranging from $105,000 to $355,000. Cape San Blas had 1 land closing at $250,000. Port St. Joe had no land sales but holds 33 active parcels with no contracts pending.

The land market on this coast has quietly become more active than most buyers and sellers realize. St. George Island in particular had 4 land parcels under contract this week, which is a meaningful signal heading into the back half of summer.

What the Numbers Mean

At 10.4 months of supply, the coast-wide residential market clearly favors buyers in aggregate. That's enough runway for a buyer to take their time, tour the right properties, and make an informed decision without feeling like inventory is about to evaporate beneath them. But the aggregate number hides the nuance.

Port St. Joe has the tightest inventory on the coast at just 97 active listings, and with 8 under contract, that market is showing the most relative activity right now. Buyers there have fewer options and less time to deliberate. St. Joe Beach and Mexico Beach, with 267 actives and 9 contracts, offer the most selection, and sellers there need to price competitively to stand out in a deeper field.

The projected monthly sales pace based on this week's data is approximately 60.6 residential closings per month. Against 633 active listings, that pace produces the 10.4-month supply figure. The market is not frozen as closings are happening weekly across all four areas. It's just that supply has expanded enough to keep buyers in a position of leverage on price and terms. Well-priced homes are still closing. Overpriced homes are accumulating days on market.
