That drop in months of supply is an important indicator. A week ago, the coast was sitting deep in buyer's market territory. This week, with 17 closings against 618 active listings, the math tightened up fast. One strong week doesn't rewrite the whole story, but it does say buyers who have been waiting on the sidelines started moving, and sellers who priced honestly got rewarded for it.

Coast-wide, residential sales ranged from $285,000 up to that $3.1 million Cape San Blas closing, averaging $1,101,783 across all 17 sales. That average runs high because of the cluster of premium closings on the Cape this week, so again, the area breakdowns tell the real story.

The Forgotten Coast Real Estate Market Position

Cape San Blas and the South Gulf

Cape San Blas was the story this week, full stop. 147 active listings, just 2 under contract, and 7 closings ranging from $555,000 to $3,100,000, averaging $1,694,643. That is the strongest single-area week we have seen in a while. Gulf front buyers came off the fence, and the mix of price points closing, from mid-six figures up past three million, shows demand running through the whole Cape, not just the top end.

Port St. Joe

Port St. Joe backed it up with 95 active listings, 5 under contract, and 6 closings between $285,000 and $1,050,000, averaging $577,467. That is a healthy, working range for a town where buyers are looking for a real home, not just a beach week. Six closings in one week is a strong pace for Port St. Joe, and it says the momentum on the water is spilling over into town.

St. Joe Beach and Mexico Beach

This corridor stayed steady with 259 active listings, 5 under contract, and 3 closings ranging from $525,000 to $698,000, averaging $622,667. Mexico Beach continues its slow, deliberate rebuild, and this week's sales landed in a tight, sensible range, no fireworks, just steady buyers finding steady value in the deepest inventory pool on the coast.

St. George Island

St. George Island posted 117 active listings, 3 under contract, and a single closing at $1,535,000. The island keeps doing what it always does: fewer transactions, higher price points, buyers who know exactly what they're paying for and don't blink. One sale, and it set the highest single price point on the coast this week.

The Land Market

Vacant land picked up right alongside the homes. Across the coast, 398 lots sit active with 8 under contract and 8 sales this week, a solid jump from the prior week's pace. Cape San Blas again led with 148 active parcels and 3 sales averaging $825,000. Port St. Joe had 39 active lots and closed 2 sales averaging $180,000. St. Joe Beach and Mexico Beach carried 138 active parcels with 2 closings averaging $305,000, and St. George Island held 73 active lots with 1 sale at $145,000. Buyers are clearly starting to lock in lots for future builds, not just finished homes.

Run this week's numbers forward and the shift is real. At 17 residential closings, the projected monthly sales pace jumps to roughly 74 homes. Land tightened too, with a projected monthly pace near 35 lots against 398 active parcels, or roughly 11.5 months of supply.

One week of strong numbers is a signal, not a guarantee. But sellers who have been sitting on realistic prices just got proof that patient, well-marketed listings are finding buyers. And buyers who have been waiting for softer numbers should take note: inventory this deep doesn't always stay this deep.
