Meanwhile inventory kept stacking up the way it does each summer, which keeps buyers in a comfortable seat.

For the week of June 8–14, 2026, the Forgotten Coast recorded 9 residential closings and 2 land sales across Port St. Joe, Cape San Blas, St. Joe Beach, Mexico Beach, and St. George Island. Active inventory sits at 630 residential listings with roughly 16.2 months of supply, which is firmly a buyer's market. The homes that did sell skewed expensive, averaging about $740,000, so well-priced and high-end properties are still finding buyers even as the overall pool grows.

Inventory in town stands at 104 active listings with 5 under contract. It is the most balanced submarket on the coast right now. Buyers have selection, but the well-kept homes priced in that mid-three to mid-four range are the ones writing contracts.
Cape San Blas and South Gulf
Cape San Blas and the South Gulf stretch had a quiet week on the closing side, with zero residential sales recorded. That is not a red flag so much as a snapshot. The Cape carries 145 active listings and has 6 homes that went under contract this week alone, so there is plenty in the pipeline waiting to cross the line in the coming weeks.
This is the most inventory-heavy beachfront submarket on the coast, and it tends to trade in bunches. A slow closing week here often gets followed by a cluster. Buyers eyeing the Cape have leverage and selection right now, which is exactly when the smart ones go shopping.

St. Joe Beach and Mexico Beach
This was the engine of the week. St. Joe Beach and Mexico Beach combined for 5 closings, more than any other area, at an average of $686,770. The spread tells the real story. Sales ran from $243,950 all the way to $1,590,000, which is about as wide a range as you will see in a single submarket in one week.
That range is what makes this stretch of coast interesting. You can find a modest cottage and a high-end Gulf view build trading in the same seven days. St. George Island
St. George Island made the loudest noise this week. Two homes closed, both at $1,250,000, the highest average sale price on the coast by a wide margin. Identical numbers like that usually mean the upper tier of the island found its buyers, and on St. George that tier moves on lifestyle as much as price.
The island holds 122 active listings with 2 under contract this week. Inventory is lighter here than at the Cape or St. Joe Beach, and the high-end buyer pool stayed active. Picture a wide beachfront porch and a view that goes uninterrupted to the horizon. That is what closed here this week, twice.

The Land Market
Vacant land stayed slow, which is normal for this point in the season. Two lots sold across the coast, one on Cape San Blas at $35,000 and one on St. George Island at $108,000. Land inventory remains deep at 383 active listings with 9 new parcels under contract.
Cape San Blas and St. Joe Beach carry the bulk of the lots, at 136 and 141 active respectively, while Port St. Joe stays tight at 27. For buyers who want to build rather than buy, this is a patient market with room to negotiate. Land sits longer than homes out here, and sellers know it.
