Port St. Joe home sales for the month of May were brisk with 10 homes going under contract. Most of those were under $200,000 and the home I have under contract at 140 Betty Drive is the only home in Port St. Joe over $300,000 to go under contract in the month of May. Port St. Joe lot sales were minimal with just five going under contract. I put three of those lots under contract in the new subdivisions in Oak Terrace and Coastal Plantation.
Cape San Blas homes sales for the month of May were steady with 11 homes going under contract. Barrier Dunes saw the most action with four townhomes going under contract from $229,000 to $272,500. The two most stunning homes were waterfront of course. I put a really unique bayfront home under contract that is located adjacent to hundreds of acres of state land. And the best on Cape San Blas is a new construction home listed at $1,449,000 that I negotiated a contract on in May. Clay Williams did a fantastic job with the construction and Jessica Fairlcoth with Lemongrass Interiors put the finishing touches on that sealed the deal on this brand new home.
Cape San Blas lot sales were also steady in May with 8 lots going under contract ranging from $57,000 for an interior lot and a gulf front to $649,000. The gulf front lot that I put under contract at the north end of Cape San Blas had a FDEP building permit in place, making it a great buy for a great couple from Iowa.
Mexico Beach and St. Joe Beach home sales were the most active in the area with 20 homes going under contract in May. From fixer upper, to townhomes to new construction, almost every segment of the market saw activity. If it is priced right at Mexico Beach and St. Joe Beach it will sell. Lot sales there also outpaced the rest of the market with 15 lots going under contract. Quality lots have become scare so I expect this activity to slow a bit in the coming months.
